Before you buy, clear up these doubts.

Why do I need 2 LLCs? Can’t I use just one?

You can, but it costs you more long-term. The «Wyoming holding + operating LLC» structure separates equity (where your money sits) from operations (where lawsuit risk lives — property accidents, tenant disputes, etc.). If you get sued over the property, only the operating LLC is exposed — not your whole investment. It’s the U.S. real estate standard.

How long does it all take?

15 to 25 business days: 5-10 days for the Wyoming LLC, 5-10 for the operating one, then the EINs (5-10 days). We schedule your call with the CPA right at the start, so you decide everything early.

What annual costs come later?

(1) Wyoming Annual Report — $60/year from year 2. (2) Operating state Annual Report — varies by state ($150-500). (3) Registered Agents — $150/year per LLC from year 2. (4) Federal filings (Form 5472) per LLC — $497-897 depending on complexity. You can price it all in the site’s Annual Quoter.

Can I buy the property in cash or only with financing?

Both. Cash is faster with fewer requirements. With financing, talk to the lender first — most U.S. banks lend to LLCs but require the owner’s personal guarantee. In the call I help you prepare the lender pitch.

What about FIRPTA when I sell?

If you’re a non-resident selling U.S. real estate, the buyer withholds 15% of the price for the IRS (FIRPTA withholding). In the call I explain how to structure the sale to minimize that impact or request a reduced withholding with Form 8288-B.

Can I add more properties later?

Yes. With the structure in place, adding a property in another state just means forming one more LLC (a subsidiary of the holding). $497 per new LLC. The structure is designed to grow.
